Well, we are in a 345, but with 3 cabins.

Where do all the sailing items go? - dinghy and code 0 on a frame above the forward cabin. Ladder, spare tiller, spare gas, mooring lines, buckets, spares, brushes, etc all in the cockpit lockers. Active gas and spare fuel (diesel and petrol) in the gas locker.  Fenders stay on deck clipped to the lifelines, if we are taking photos or on a multi-day passage, then the fenders can go below within the V area in the heads. 

I would favour the three cabins without the hatch modification. Brilliant to have 3 separate and comfortable private berths, and using the saloon as well, allows 4 separate sleeping areas. If a stern cabin is empty, then there is lots of room for bicycles, spares, and more sails. 
Hanse 345 - Tenacious. Sailing on the Solent and now to the west coast of Scotland.
